A fully adhered EnergySmart roof has been installed by DRI Commercial of Irvine supported by a 72 mil Sarnafil G410 feltback membrane to the St John’s Regional Medical Centre in Oxnard, California.
In 2007, it was decided that a new roof system was needed as a replacement to the 170,000 square-foot- built up roof system, which had been subjected to considerable water damage.
Heat-welded seams are incorporated in the highly sustainable vinyl roof to offer consistent, watertight protection. The sun’s rays are reflected by the white surface which keeps the building cool and brings down energy consumed due to air-conditioning.
A cold process repair was attempted by DRI Commercial but it did not succeed. Hence the company worked with RRB Architects and Independent Roofing Consultants. It was recommended that a complete tear-off be done that included the perlite insulation and the roof. It was essential to remove the insulation as that would enable DRI Commercial to study the deck and make any repairs needed. This would help the roofing contractor to install a better insulating system, the cellular lightweight concrete system.
It was observed that the stucco parapet walls caused water intrusion. DRI Commercial succeeded in removing 10,000 sf of stucco, incorporate gypsum board and then lay the Sarnafil membrane offering a reliable watertight solution. During this entire installation it was ensured that the hospital was functioning and there was no inconvenience to the medical staff or the patients.
According to a consultant with Independent Roofing, Lynn Jardinico, the Sarnafil membrane was easily interfaced with the building walls. The membrane was used while making transitions from new walls to side walls even at odd angles. This may not be feasible with other roofing systems.
