Cummins Selects Becknell to Construct New Facility in Eagle Creek Industrial Center

Cummins Inc., a Fortune 500 corporation that designs, manufactures, and distributes engines, filtration, and power generation products, announced that it has chosen Becknell Industrial to build its new facility in the Eagle Creek Industrial Center, on the north side of Indianapolis in Whitestown, Indiana.

Scheduled for delivery in February 2016, the 323,000-square-foot Eagle Creek Building One facility is being built on a 35.3-acre site, of which Cummins will occupy 171,000 square feet.

"We are very excited about the opportunity to develop this building and serve Cummins' real estate needs in Indianapolis and elsewhere," said Pete Anderson, Executive Vice President - Investments for Becknell.

Eagle Creek Industrial Center is located in the northern Indianapolis metropolitan corridor, 5.5 miles north of I-465 and provides excellent highway access to I-65 at both SR 334 and SR 267. Part of a master-planned industrial center ideal for distribution, warehouse and manufacturing, the park provides great interstate visibility and is located only 20 miles from the Indianapolis International Airport.

Representing Cummins in its location search and site selection was Wills Allen, of Newmark Grubb Knight Frank, along with Mike Cook and JD Graves of CBRE. Becknell Industrial has engaged Michael Weishaar and Todd Vannatta of Cushman & Wakefield to lease the remaining space in the project.

Eagle Creek Building One is a modern state of the art facility that includes 32′ clear height, ESFR sprinkler system, 130' shared truck court and onsite trailer storage. The cross-docked building will also include 30 docks and four drive-in doors. The remaining 152,000 square feet of Eagle Creek Building One is currently available for lease.

Becknell has also broken ground on Eagle Creek Building Two, which is 156,000 square feet and features 32' clear height, 15 dock doors (expandable to 38) and two drive-in doors. It will be completed in March 2016 and is currently available for lease.

To further its commitment to the Indianapolis northwest market, Becknell recently closed on two acquisitions in Perry Industrial Park located adjacent to the Company's buildings in Eagle Creek Industrial Center. The first acquisition included a 70,000-square foot facility, which is fully leased to MWI Veterinary Supply, as well as a 6.5-acre site that can support approximately 96,000 square feet of new development. Also in Perry Industrial Park, the Company purchased a 6.3-acre site that can support 104,000 square feet.

"Becknell has grown its portfolio in Indianapolis from no investment in 2012 to nearly 1.5 million square feet in eight properties in 2015," said Pete Anderson. "We appreciate the confidence users and the brokerage community have placed in us. Through this, we have been able to establish the Indianapolis MSA as a key investment market for our Company."
