Brandywine Homes Commences Construction on Citrine Townhome Community in Norwalk

Brandywine Homes has broken ground on Citrine, a 16-unit townhome community on one acre located at 11433 Excelsior Drive in Norwalk, Calif. A grand opening is scheduled for summer 2016.

"Our Citrine project is designed as an extension to the already under-construction Sunstone community, which is also in Norwalk," said Dave Barisic, vice president of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California. "The demand and response to our floor plans and designs at Sunstone have been so large that it seemed a natural fit to continue to build in the same community."

Located on a site that held six detached rental units, Citrine will offer 16 townhomes ranging from 1,110 to 1,475 square feet with hand-selected designer finishes as well as versatile, expansive floor plans. The community is adjacent to a city park and will include a common recreation area. The homes will be priced from the low $400,000s.

Citrine is within walking distance of elementary and middle schools and offers easy access to the 5 and 605 freeways. The Cerritos Center for the Performing Arts, Cerritos Mall and Knott's Berry Farm are only a short drive away.

Sunstone, which is being built on the site of a former school building, is a two-acre transit-friendly gated community in Norwalk. The community will offer 31 two- and three-bedroom townhomes, representing the only new home opportunities (until Citrine is built) in this extremely underserved area.

According to the National Association of Home Builders' formula to determine the local impact of single-family housing in typical metro areas, adding 16 single-family homes will generate $4.5 million in local income, $576,000 in taxes and other revenue for local governments and 63 local jobs.
