MORGAN to Bring Premier Mixed-Use Project to Houston's Midtown District

MORGAN, a leader in upscale multifamily development, construction and property management, plans to start construction during the first quarter of 2016 on its latest Pearl luxury apartment project in Houston's Midtown district. The new eight-story Pearl will consist of apartments above a Whole Foods Market, a mixed-use concept that is a first for Houston.

The upcoming development is located in the 3100 block of Smith across the street from MORGAN's Pearl Midtown midrise that opened last summer. This will be the eleventh Whole Foods Market store in the Houston area. The project's architect is Ziegler Cooper.

“We're excited to bring a premier mixed-use project to one of Houston's most walkable neighborhoods in Midtown," said President Alan Patton. "Not only will Whole Foods Market be a tremendous asset to our project, but it will also help support continued development in the area. We expect that the store will be enthusiastically embraced by the thousands who work downtown and by those who take advantage of all the amenities in the vibrant Midtown district."

In the heart of Midtown close to jobs and nightlife, the newest Pearl will offer approximately 260 apartment homes with a choice of studios, and one- or two-bedroom units. Premium amenities include Bluetooth sound systems, a sky lounge, state-of-the-art fitness center and a resort style pool courtyard. The Whole Foods Market store will be 40,000 square feet, with a second floor mezzanine for seating.

The new Pearl will include components of MORGAN's LiveWell program, which focuses on providing a healthy and comfortable apartment lifestyle for residents of its Pearl branded projects. According to Development Vice President Philip Morgan, "We're focused on providing a great sense of community, comfort and convenience at all of our Pearl developments, not only with the amenities and finishes within the development, but also by tying them into the character of the surrounding neighborhood. There is no better amenity for our residents -- or better enhancement to the Midtown neighborhood -- than an urban grocery store like Whole Foods Market."

The LiveWell program offers oversized fitness centers, poolside cabanas with outdoor TVs, smart technology features, NAHB Green Build Certified construction, bike racks and community functions for residents. Pearl's LiveWell concept focuses on highly desirable urban locations with an attractive walkability index, proximity to shopping, entertainment and parks, innovative and timeless design tailored to each neighborhood, and customer service excellence.
