Swinerton to Build 117,000-Square-Foot Facility at 345 Brannan Street, in South Beach

Swinerton Builders announced it will build a new 117,000-square-foot facility for developer Breevast at 345 Brannan Street, in the heart of the South Beach historic district. Premier file-sharing service Dropbox has committed to a 12-year lease on the entire five-story structure, as well as the five-story building currently under construction next door at 333 Brannan Street.

Swinerton is also the contractor for the adjacent building, owned by Kilroy Realty Corp., and will be coordinating construction and logistics between the two projects, including the sharing of a tower crane and man hoist. Sharing a contractor and an anchor tenant is expected to result in significant cost savings and schedule benefits for both developers.

Swinerton plans to break ground on the 345 Brannan project immediately. Once complete in mid-2015, the two buildings will share a courtyard and provide a combined total of 295,000 square-feet of office space to support Dropbox's rapidly growing operations.
