The Bozzuto Group, a Greenbelt, MD-based real estate services company, announced today that the company has begun construction on a new 63-residence luxury condominium development, 460 New York Avenue, as a joint venture with NVCommercial Real Estate Fund I. Eagle Bank is providing the construction financing.
Located at the corner of L Street and New York Avenue NW, the new 11-story development is an adaptive reuse of an existing 1929 building on a key prominent site; one of the last available in the Mount Vernon Triangle area.
The building will house an innovative vertical lift parking system providing 36 spaces, as well as a beautifully appointed two-story marble lobby with concierge desk and controlled building access.
Smart and efficient design elements will offer residents large common areas and amenities such as a 3,500-square foot rooftop penthouse, which will include a community lounge and adjacent rooftop patio with panoramic views of DC’s skyline.
The residences will be designed in a contemporary style unique for the Washington, D.C. condo market – with oversized windows and balconies, hardwood floors, stainless steel appliances, European cabinets and contemporary quartz countertops. An emphasis will be placed on forward-thinking design, including ENERGY STAR Certification.
The condominiums will be available in studio, one-bedroom, one-bedroom plus den , and two-bedroom floor plans ranging from 435 square feet to 1,109 square feet.
Located across the street from CityVista, an award-winning mixed-use development, 460 New York Avenue will offer easy access to major Washington, DC thoroughfares, and will be less than one half mile from two Metro stops, providing residents with easy commuting options.
“Consumer demand is shifting toward a more efficient and economical urban lifestyle and 460 New York Avenue will deliver exactly this type of living in the heart of Washington, DC,” said Toby Bozzuto, president, The Bozzuto Group. “It is the only new condominium option at this time in the thriving Mount Vernon Triangle neighborhood and we very much look forward to becoming a part of the community.”
WDG Architecture is the architect of record and Bozzuto is the general contractor for the development.
