UCP, LLC, a homebuilder and land developer based in San Jose, California, today announced that it has commenced the initial phase of construction on East Garrison, a 244-acre master-planned community situated on the former Fort Ord Army Base in Monterey Bay, California.
To commemorate the occasion, UCP will host an onsite groundbreaking ceremony on Thursday, May 9th between the hours of 11 a.m. and 1 p.m. PT. Notable speakers include UCP Chief Executive Officer Dustin Bogue and Fifth District Supervisor Dave Potter.
“We are excited that our vision for this unique and truly comprehensive community is beginning to come to life,” said Mr. Bogue. “With the first phase of development underway, we have begun to lay the foundation for a dynamic and inviting community that will serve residents for years to come while preserving the legacy of East Garrison’s past.”
Located at the intersection of Reservation Road and Inter-Garrison Road, East Garrison is expected to include 1,400 new homes, a 65,000 square foot historic arts district, a 34,000 square foot mixed-use town center, a library, parks, public safety stations and easy access to public transportation. Phase One of East Garrison will feature single-family homes, townhomes and apartments with a new home model complex slated to open this fall. UCP expects pre-sales for new single-family homes, which will be developed by its wholly-owned subsidiary Benchmark Communities, to commence in June.
East Garrison will offer prospective homeowners three unique single-family product types totaling 11 different floor plan designs with a variety of elevations, helping to create attractive streetscapes. Benchmark Communities’ single-family product types include Monarch, comprised of approximately 1,600 – 1,900 square feet of living space offering up to four bedrooms and three bathrooms; Artisan, comprised of approximately 1,700 – 2,600 square feet of living space offering up to five bedrooms and four bathrooms; and Heritage, comprised of approximately 2,100 – 3,650 square feet of living space offering up to six bedrooms and four bathrooms. UCP anticipates move-in ready homes by the end of the year.
East Garrison is the result of an extensive public planning process that received unanimous approvals and broad community support. The community has been carefully planned and designed to function as an all inclusive village with home ownership options for a variety of lifestyles and budgets.
