USGBC Awards LEED Gold Certification to Franklin Street Properties

Franklin Street Properties announced that its administrative center building situated at 1293 Eldridge Parkway, Houston, Texas has been awarded the LEED Gold Certification by the U.S. Green Building Council (USGBC) in the Leadership in Energy and Environmental Design (LEED) for Existing Buildings: Operations & Maintenance (LEED-EB: O&M).

The office building represents Class A category in the Energy Corridor of Houston. It has an area of about 248,400 sq ft that is completely rented by CITGO Petroleum.

The Property has made use of several sustainability approaches to achieve the certification. Some of them are plumbing fittings to save water and lessen the use of drinking water below the stipulated LEED-EB O&M level. The company also initiated an energy audit to improve the efficiency of energy and enforced a continuous commissioning program. Energy was also conserved by diminishing the heat island effect by erecting reflective roofs. By vigorous recycling, construction waste inclusive of heavy-duty goods, materials and assets were redirected away from landfills. Chemical use was minimized due to an incorporated pest management system and an environmentally-friendly cleaning program that improved the internal air quality.

The synergetic efforts of the tenant, management of the building and ownership were fundamental in achieving this highly prized certification, he added.
