First Potomac Chooses FOX Architects to Design Office Building in Washington, DC

FOX Architects (FOX) has been chosen by First Potomac Realty Trust to design a new Class A office building, 440 First Street NW, in Washington, DC. It is expected to deliver the project in the second quarter of 2013, and this project will be the primary redevelopment for the DC-focused REIT in the District.

This office building, having an area of 105,000 sq. ft, is situated in the well-known Capitol Hill submarket and is perfectly located between the Union Station and the U.S. Capitol.

By means of the Transfer Development Rights (TDR), the design team of FOX will expand, renovate, and relocate the eight-story construction into a ground-breaking Class A office building. The vertical extension will contain two further floors, which increases the present gross square footage by around 35,000 sq. ft.

First Potomac Realty Trust’s Vice President of Construction, John E. Sadlik, has stated that the company is excited to advance its initial DC office redevelopment project through FOX Architects. FOX was considered for its capability with area projects in DC, which was necessary for First Potomac as its objective was to choose a successful architectural firm. This new Class A office building will be one of the foremost business addresses of the city and the company is expecting to leverage the FOX Architects to construct a new Class A office building.

In the determined elegance, the design of a glass curtain wall will allow light into the spaces and offer matchless panorama of Capitol Hill and the adjacent landmarks. Further design attributes will comprise a full renovation of the mechanical systems and a green roofed penthouse terrace. Environmentally conscious modernization methods will be employed all through the renovation to achieve a LEED Gold rating.
