Merritt Properties has declared the beginning of its Schilling Green II construction in Hunt Valley.
The construction includes a four storeyed building and a single-storey annex. Construction of the building will include green initiatives and clean energy features to achieve LEED platinum certification.
According to Scott Dorsey, Merritt Properties’ Chairman and Chief Executive Officer, for the purpose of achieving the highest level of LEED certification, the building will incorporate exclusive green construction strategies to offer eco-friendly and health improving performance. He added that the building will include efficient energy management system, solar PV panels, energy conserving lighting, and efficient HVAC equipment.
The new construction will install water efficient installations at its restroom fixtures to save water and the landscaping of the building will use native plants that are draught tolerant along with efficient watering facilities for the plants. An Installed monitoring system will monitor the level of carbon dioxide inside the building to improve the indoor air quality. The construction design will increase the level of ventilation and will utilize materials with low level of VOC in the construction process. The new construction will incorporate an under-floor air distribution facility for HVAC delivery along with a variable refrigerant volume arrangement to offer autonomous zoning control.
In addition to installing green and energy saving features, the construction will also deploy sustainable building practices. A single-storey building at the site was demolished to allow the construction of the new office and annex. The wastes from the demolished building will be recycled and used in the new construction instead of sending it to the landfill. The new construction is anticipated to commence this month and scheduled to get completed by the end of August 2012.
