Merritt Properties Starts Construction of Corporate Park in Maryland

Merritt Properties held a groundbreaking ceremony today for its new 35-acre site at 635-660 McHenry Road in Aberdeen.

Remarks were made by David R. Craig, (Harford County Executive), Councilwoman Sandy Landbeck (City of Aberdeen), Jim Richardson (Harford County Economic Development Director), Robb Merritt (Merritt Properties, President) and Lou Boeri (Merritt Properties, Director of Leasing). Merritt plans to develop the property, which is less than two miles from Aberdeen Proving Ground, to serve the need for Class A office space and retail in the area surrounding the base.

Aberdeen Corporate Park Groundbreaking

Jim Richardson, Harford County Economic Development Director, welcomed Merritt to Harford County and cited some of the region's impressive statistics: "This area is now one of the top five growth regions in the nation. There is one million square feet of office space either recently completed, leased or under construction," he said. "Forty-eight defense contractors have come to the region in the past year and there are 2,500 new on-post jobs at Aberdeen Proving Ground and more to come."

The project, named Aberdeen Corporate Park, is located on the south side of Route 22, less than one mile from the I-95 access ramps. With the first office building scheduled for completion in the late fall of 2011, the campus will consist of five buildings totaling 265,900 square feet.

Councilwoman Sandy Landbeck from the City of Aberdeen also spoke at the event. Noting that the area had long been conflicted about its evolution from a town into a city, Merritt's Aberdeen Corporate Park "is illustrative of what is now a good fit for Aberdeen."

Located in a designated Enterprise Zone in Harford County, the three office buildings at Aberdeen Corporate Park are slated for LEED Gold Certification, as outlined by the U.S. Green Building Council (USGBC).

The project’s sustainable features include:

  • 100 percent of the building’s core energy will be purchased from renewable energy sources
  • Energy-efficient HVAC systems
  • Under floor air distribution
  • Low-VOC materials
  • Water-efficient restroom fixtures and self-metering faucets
  • Preferred parking for hybrid vehicles, bike racks and showers

The projects architect is Chris Lester of GVA Architects. The civil engineer is Paul Muddiman from Morris & Ritchie Associates.
