Ocean Front Land Attractive in the Market Place

Located in the quaint Hattteras Village, the 5.2 acre tract has 501 feet along the Atlantic Ocean with an approximate lot depth of 420 feet. Hatteras Village, one of 7 villages on the Island of Hatteras, is also the centerpiece for the Cape Hatteras National Seashore. It runs parallel to the coast of North Carolina for a 72 miles stretch, and is considered one of the most undeveloped expanses of natural beaches in the country. The vacation residential real estate consists almost entirely of large upper market vacation rental homes.

"It took almost 30 months of securing all the permits to build on the land," said Peter Chicouris, a partner in the project. "I am not sure people always know what has to be done before building can start now the land has entitlement to build two structures totaling 104 units." Included in the permitting is access to the public water, electric, telephone and cable TV service.

The Outer Banks Chamber of Commerce reports that the Outer Banks is known as the "Blue Marlin Capitol of the World, anglers enjoy a variety of fishing options on North Carolinas Outer Banks: surf and pier fishing, freshwater, fly and sound fishing, inshore and offshore charter fishing. Many fishing tournaments are held here each year and Hatteras Parks and Wildlife list the world- record for a blue marlin was caught off the island in l962, it weighed 810 lbs and is encased in a glass box for viewing.

Virginia Beach and Myrtle Beach are high density ocean front developments, Hatteras Village is a low density area that is very popular with family vacationers and is also known for water sports and hunting activities. Hatteras Village has experienced strong economic growth in all sectors of the economy in recent years. Building activity has also increased significantly while the traditional measures of tourist trade have risen dramatically.

Chicouris also added, "From a development point of view - this is a tourist destination. A place where people want to go to get far away from the turmoil of the world and yet close enough for a week-end get away. One of the last places where you can go on a holiday such as 4th of July and stake out a stretch of beach and call it your own."
