Construction begins on Dulles 28 Centre

Lerner Enterprises (LernerEnterprises.com) and The Tower Companies (TowerCompanies.com) are pleased to announce that site development work has begun on Dulles 28 Centre, a 300,000 square foot shopping center in Dulles, Loudoun County, Virginia. This is the second phase of development for Dulles 28 Centre that includes Wegmans Food Market, Residence Inn - Dulles Airport @ Dulles 28 Centre and Loudoun Dulles 28 Centre Auto World.

A lifestyle shopping venue, Dulles 28 Centre is strategically located at the grade separated interchange of Routes 28 and 625 (Waxpool Road), directly opposite AOL headquarters, only three miles from Washington Dulles International Airport, and within minutes of the Dulles technology corridor and many area companies, including Booz Allen Hamilton, Verizon Business, the U.S. Department of Homeland Security and United Airlines. In addition, Dulles 28 Centre is in the heart of a large population base with exceptionally high purchasing power. The location offers convenient access to the Washington Metropolitan Area's largest business, retail and leisure centers, including Tysons Corner, Reston, Leesburg and all of Loudoun and Fairfax County. Loudoun County boasts:

"Dulles 28 Centre sits right in the middle of one of the nation's fastest growing commercial and residential areas. Fuccillo, Executive Vice President of Development and Construction for Lerner Enterprises.

The center is anchored by an existing 135,000 square foot Wegmans that opened in 2004. Wegmans Food Markets, Inc. is a 71-store supermarket chain with stores in New York, Pennsylvania, New Jersey, Virginia and Maryland. Founded in 1916, Wegmans is recognized as an industry leader and innovator, offering quality products and gourmet foods.

A 125,000 square foot Target will co-anchor Dulles 28 Centre and is scheduled to open in July of 2007. Early leasing activity includes Avalon Lifestyle Nail Salon, Bubbles Salons, Chevy Chase Bank, Hair Cuttery, My Eye Dr., Verizon and restaurants including California Tortilla, Chee Burger Chee Burger, Moby Dick House of Kabob and Pei Wei Asian Diner will provide a unique blend of food and services to the center.

Also located within Dulles 28 Centre is the new Residence Inn by Marriott (ResidenceInn.com), which opened April 2006. The Residence Inn-Dulles Airport @ Dulles 28 Centre is a 151-suite hotel, built to accommodate extended stay travelers. It is the first hotel in the nation to feature Marriott's most recent design and decor package. The hotel showcases contemporary decor and finishes that reflect the comforts and luxuries of a modern American home, including a 32-inch high definition flat panel LCD television; fully equipped kitchen with stainless steel appliances and granite countertops; bathroom with cherry, chrome, granite and porcelain; and designer selected fabrics, floor coverings and lighting.

The 300-acre development also includes:

* The future site of The Presidential Golf Club at Dulles 28 Centre featuring two 18-hole championship golf courses. The golf club will house the Jack Nicklaus Academy of Golf, a year-round training academy with covered and heated tee stations, club fitting center, video and computer technology resources, a 2,000 square foot golf shop, plus a multitude of high-end amenities. The golf academy is scheduled to open Fall 2006 and the first golf course is scheduled to open in 2007.

Dulles 28 Centre is designed by Bignell, Watkins & Hasser Architects of Annapolis, Maryland. The design positions stores in a village-like setting with a palette of textured materials and interconnected features to create a contemporary design. Lerner Corporation will provide leasing and management services for the project. RJ Smith Companies of Richmond, Virginia has been selected to complete the site development phase of construction.
