Brandywine Homes to Begin Construction of 13 Townhomes in Monrovia, California

Brandywine Homes will begin demolition this month on Lotus Court, a .74-acre community that will offer 13 townhomes on Duarte Road near Station Square, a newly revitalized transportation hub in Monrovia, Calif. Brandywine expects to begin sales in February 2016 and plans to complete the community by summer 2016.

"With so little new construction under way in Monrovia, Lotus Court gives those looking to buy a new home with good schools an option at a price point lower than what they can find at other communities in the area," said Dave Barisic, vice president of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California.

Brandywine plans to build 13 three- and four-bedroom townhomes ranging in size from 1,555 to 1,705 square feet. All of the townhomes will have full side-by-side garages, and all will have Spanish inspired architecture, stainless steel appliances and solid-surface counters. The stucco, three-story townhomes with tile roofs will be built around an existing historic landmarked home on the site. Most units will have private rear yards and the development will also include a central recreation area.

"Incorporating an existing historically significant home into the community plan was an exciting opportunity because this 1900s era home will blend into the new neighborhood in a way you don't see in most communities," Barisic said.

Brandywine Homes is the general contractor. Tim Barden of Land Advisors was the broker.

According to the National Association of Home Builders' formula to determine the local impact of single-family housing in typical metro areas, adding 13 townhomes homes will generate $3.7 million in local income, $468,000 in taxes and other revenue for local governments and 51 local jobs.
