Housing Health and Safety

For nearly 90 years houses have been assessed using the Fitness Standard. Houses were either fit or unfit for human habitation. However, all that is set to change.

The Housing Act 2004 introduces a new system for assessing whether houses are safe and healthy to live in – the Housing Health and Safety Rating System. If you are a landlord, a managing agent or a surveyor, then this guide is for you. It sets out to explain the system in plain English, how it will affect you and how local councils will operate it.

  • What is the Housing Health and Safety Rating System?
  • Why the new system?
  • What are the principles of the system?
  • How are assessments made?
  • How is the score calculated?
  • How will the system be used in enforcement?
  • How do local councils decide on their enforcement policies?
  • How can I use it?
  • What insurance will I need?

To find answers to these and many other questions, download the entire guide to the new system from the Asset Skills website.
