Carr Properties, a preeminent owner, operator and developer of office properties in the Washington, DC metropolitan area, announced that it has begun the demolition and pre-construction phase for 2311 Wilson Boulevard in Arlington, VA.
Totaling 175,000 square feet of space, the eight-story, free-standing office building with street-level retail will be ready for occupancy in the first quarter of 2017 with a significant prelease. The building, which is designed to achieve LEED®-Gold certification, will feature many on-site amenities, including a conference facility, restaurant & café, childcare facility, health club, bike room, rooftop terrace, and an 18,000 square foot urban park with gardens, walkways and seating areas.
2311 Wilson is located one block from the Court House Metro station with easy access to Route 50, I-66, Route 29/Lee Highway and Reagan National Airport.
“We believe that there is strong evidence in the marketplace that tenants are seeking well-located, quality offerings that provide solutions that optimize their efficiency strategies. We have designed this building in response to that demand,” said Dan Dooley, Chief Operating Officer for Carr Properties.
Issuance of the building permit is expected in early 2015. The demolition and utility site work reduces the construction timeline by four months, providing for a twenty-month construction process and allowing for an early 2017 occupancy.
Spencer Stouffer, Krysta Herring and Phillip Thomas of Cassidy Turley have been assigned the exclusive leasing of this property.
Carr Properties’ completed development projects include 1701 Duke Street, 901 K Street, 1700 New York Avenue, and most recently, 4500 East West Highway.
