PinPoint Commercial announced their plans to break ground in The Woodlands, Texas on April 24 for a new mixed-use development site featuring residential space for upper-income residents as well as upscale office and commercial use.
This development, Woodland Creek, is located at 1823 Sawdust Road, and PinPoint Commercial estimates a potential development value in excess of $250 million upon completion. The 75-acre site will feature amenities for residents and tenants that provide a unique combination of upscale, urban conveniences and spacious recreation areas. Woodland Creek will build upon the emerging areas surrounding the new Exxon campus in Springwoods Village, and will highlight the unique topographical changes of the land as it slopes toward Panther Branch Creek, which will be preserved in its natural state.
Projected uses in Woodland Creek include multi-family apartment and townhome projects, single family residences, mid-rise offices and retail. Some residential improvements should begin construction by third quarter 2014; commercial improvements are currently in the design and pre-marketing phase.
ARA Land Services provided brokerage services for the land acquisitions and International Bank of Commerce (IBC) provided construction financing for the site and infrastructure improvements.
