Brandywine Homes to Build New Gated Community in West Covina

Brandywine Homes announced today that it has acquired 2.3 acres of land in West Covina, 18 miles east of Los Angeles, for a gated community of 19 single-family homes to be called Waverly.

Construction on the new San Gabriel Valley community will begin in June, with the first move-ins coming by the end of this year.

"We think buyers are going to be very excited about this," said Dave Barisic, vice president of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California. "There has been a lack of new homes in this area for a very long time. It will bring a new look to an area dominated by homes that are more than 60 years old. There is really nothing like this in the whole San Gabriel Valley."

The homes at Valinda and S. Glendora Avenues will range from approximately 2,150 square feet to 2,400 square feet. Three- and four-bedroom designs will be available, with stainless appliances, two-tone paint and great-room style floor plans. Eco-friendly features will include tankless water heaters, low-E glass windows and night setback thermostats. The larger of the two plans will offer a downstairs bedroom and large loft upstairs.

Common amenities include a tot lot and barbecue area. The community is close to local schools, the GO WEST bus shuttle and public parks, and it's right down the street from the Westfield Mall.

The location had been the site of a former school owned and operated by Immanuel First Lutheran Church, seller of the property. Brandywine is currently in the process of clearing the property of old school buildings.

The new homes, designed in partnership with architect Dave Maldonado of D33 Architecture, will be a mix of French and Spanish design.

"It's a great neighborhood," Barisic said. "The addition of mid-priced homes should bring in families with disposable income. So, in addition to the money being spent in the local community, the city will benefit from an increased property tax base."
