Denver-based Waveland Ventures, LLC will begin construction in late 2013 on Block 21, a new mixed-use urban development adjacent to Aurora’s Fitzsimons complex of medical-related facilities, through a partnership with Jackson Street Holdings, LLC and Arrival Partners, LLC.
A nod to “Army Hospital 21,” the name of the WWI hospital that once stood at the location of Fitzsimons medical complex, the $160 million Block 21 development will encompass a four-star hotel and conference center, the flag to be announced in late April; a four-story apartment complex; dining; retail and “the Quadrangle,” a heavily-landscaped urban park, benefitting the development’s guests, residents and visitors.
“We believe that Aurora, and specifically the Fitzsimons neighborhood, deserve the experiences provided by Block 21’s hotel, conference center, restaurants, residential, and retail offerings,” said Rick Hayes, CEO of Waveland Ventures. “This development will provide the area’s only full-service hotel located directly on Colfax Avenue opposite from the Fitzsimons complex of medical-related facilities. This project will be extremely catalytic for future development on Colfax Avenue.”
Hotel and Conference Center
Block 21’s six-story hotel and conference center will include 200 spacious guestrooms and suites; a signature restaurant and bar; swimming pool; fitness center; and 30,000 sq. ft. of meeting, exhibition, and reception space, comprised of a 15,000 sq. ft. divisible ballroom, a 5,000 sq. ft. junior ballroom, and additional pre-function space and breakout meeting rooms. The hotel and conference center also includes an adjoining secured covered parking structure with 500 spaces.
Apartment Residences
The four-story apartment complex at Block 21 will include 100 apartment residences, ranging in size from one-bedroom to two-bedroom and two-bedroom plus den units. Residents will have access to a private clubhouse and swimming pool, as well as 300 covered parking spaces in an adjoining secure parking structure.
Dining & Retail
In addition to the hotel and conference center’s signature restaurant and bar, Block 21 will also include 8,000 sq. ft. of space for a destination restaurant, as well as 10,000 sq. ft. of retail space, located on the first floor of the apartment building.
Location
Block 21’s prime location, across from Fitzsimons complex of medical-related facilities, comprised of Children’s Hospital Colorado, Anschutz Medical Campus, Fitzsimons Life Science District and the Veterans Affairs Medical Center, is also opposite the proposed RTD I-225 Colfax light rail station, and a 20 minute drive from both Denver International Airport and downtown Denver.
Infrastructural Improvements
As part of the Block 21 development, and to enhance the guest and resident experience, multiple infrastructural improvements will also be made to the area. These include an additional left turn lane added from Colfax Avenue into the project site, mid-block between Xanadu Street and Potomac Street; the addition of one right turn lane from Colfax Avenue to Potomac Street; and the additions of one lane each to Xanadu and Potomac Streets at the development’s site.
