Rancho Mission Viejo, the last working ranch of Orange County, has begun the construction work of its first village, Sendero.
From 1882, the ranch was under the control of O'Neill/Avery/Moiso family. Following the approval of the Orange County for preserving open space and managing land use of the ranch, around 75% of the land will be conserved as The Reserve at Rancho Mission Viejo region and 25% will be used for the development of multiple villages.
According to the CEO and President of Rancho Mission Viejo, Anthony R. Moiso, over 17000 ac of land will be preserved as permanent open space and 6000 ac will be developed for mixed-use and residential purposes.
Together with the open spaces already provided by the family, the total open space will expand to 21000 ac over time. Eventually, the Reserve will be attached with the Orange County’s reserve land, which results in the development of one of the largest reserve of California, the 33,000-ac Southern Subregion Habitat Reserve.
It is anticipated that the multiple villages will have around 14,000 houses and 5000000 sq.ft of area for non-residential purposes. Additionally, shopping centers, employment centers, recreational amenities, schools and parks will be established. Furthermore, interconnected arterial roadways and hiking and biking trails will be developed along the natural habitat and agrarian spaces of the Ranch.
In 2013 summer, Sendero is expected to be opened. The village will occupy around 690 ac of land. It will have 200 apartments and 940 attached and detached houses. The gated adult community, Gavilan, is included in Sendero project, which offers 285 single-level houses and is contiguous to recreational facilities and private clubhouse. Other amenities in the village include a 15-ac community park, centrally situated community hall, day care center for children, neighborhood parks, fire station and a 10-ac retail plaza.
The builders of the village include Western National Group, William Lyon Homes, TRI Pointe Homes, The Pulte Group, Standard Pacific Homes, Meritage Homes, Shea Homes, Ryland Homes and SeaCountry Homes.
