CIM Group has revealed the beginning of site preparatory work for the construction of Sunset Gordon development.
It is a 22-floor tower building with an office space of 39000 sq.ft and will have 301 houses. Around 13500 sq.ft of the ground floor is allotted for retailers and a public park is also built. The property, which is present at the northeastern corner of Sunset Boulevard and Gordon Street was obtained by the company on August 5, 2011. From then; the company started processing the construction work after obtaining confirmation from other entitlements in the property.
The Sunset Gordon development is a re-creation of the original Spanish architecture in 1920s. The third and fourth floor will have the office space and the floors from 5 to 22 will feature the premier houses which provides a panoramic view for the occupants. A pool deck is to be constructed in the fifth floor. In addition, a business center comprising a conference hall and a fitness center will be built in the fifth floor. The public park is about 21000 sq.ft which offers open space for the residents and better experience for pedestrians.
Los Angeles Building Department permitted the demolition of the building in January 2012. Further, work for abating hazardous objects and removing and recycling of hardwood took place and the demolishment was completed in February 2012.The Old Spaghetti Factory building of 1920s was neglected for many years by the occupants. In December 2011, CIM signed an agreement with a non-profit organization, Hollywood Heritage, which conserves ancient buildings in Hollywood. The agreement states that the building can be demolished and must be re- constructed with the original style. In addition, the company must preserve, restore and use the fireplace mantle and timber trusses present in the central hall of the building and the window model must be retained as such. These components are detached and stored.
The construction is anticipated for completion by early 2014.
