On a proprietary basis, NCC will begin building of the Torsplan project located in Stockholm’s new Hagastaden city district in October 11 2011.
The project will feature leasable retail and office space totaling 30,000 sq m. The cost of the construction deal will be included in order bookings for the third quarter of 2011. Torsplan will be the first facility at Norra Station situated in the new Hagastaden city district. It will be a green building facility and it will also be developed as per the BREEAM international rating system specifications at the ‘Excellent’ level.
The completion of the project is scheduled for autumn 2013. Tenants, including the pharmacy chain DocMorris, Systembolaget and PrisXtra, have leased roughly 70% of the retail space, while 16% of the office space has been leased. Several tenants are negotiating to lease the remaining office space.
Joachim Hallengren, who serves as NCC Property Development’s Business Area President, stated that the facility will have various sustainable solutions for urban construction such as a refuse vacuum pipe for the offices and retail space, invoicing and individual measurement of office energy consumption, with actual usage clearly foreseen.
In order to enhance the low climate effect, the complete building process is designed in five-dimensional technology and the company will follow the green construction idea on the construction site, Hallengren said. Five-dimensional technology includes the budget/finance and time parameters in the three-dimensional technology models.
