Atlantic Center Plaza has received LEED Gold certification from the United States Green Building Council. Owned by affiliates of DRA Advisors LLC, Atlantic Center Plaza is the first multi-tenant building in Midtown Atlanta and the first managed by Colonial Properties Trust to earn LEED Gold as an existing building. It is one of only 200 buildings in the United States to have achieved this level.
“The decision to pursue LEED certification was made in 2008 by Colonial Properties Trust,” stated Executive Vice President Bo Jackson. “The team at Atlantic Center Plaza were already operating the building efficiently and close to meeting several USGBC requirements. The LEED EB program allowed us to refine, develop and measure additional processes which resulted in gold certification.”
Substantial reductions in water use were achieved through conservation programs including a condensate water recovery system used for supplementing cooling tower make-up water and for irrigation. The system saved over 200,000 gallons of water during its first year of use.
Other programs that have improved energy efficiency, reduced cost and reduced waste include the installation of a CO2 demand control system, lighting occupancy controls and lighting retrofits. The use of single stream recycling has resulted in 50% less waste going to the landfill.
Because of these energy efficiency and conservation strategies Atlantic Center Plaza earned a 92 ENERGY STAR® rating and was recently named a Bronze Partner by The Partnership for a Sustainable Georgia.
Completed in 2001, Atlantic Center Plaza has 24 floors with 500,592 square feet of office and retail space. It is managed by Colonial Properties Trust and leased by CB Richard Ellis.
