After successfully completing the first development phase of Pointe-Nord, Proment Corporation today is launching Evolo the first high-rise condominium project for the eco-community Pointe-Nord of Nuns' Island.
Pointe-Nord is a residential and commercial development covering around one million square feet, with the overall project valued at 700 million dollars. The first phase, which was launched one year ago, included 163 loft-style condos in ZUNI and 12 townhouses. More than 90% of the ZUNI condos/lofts have now been sold, while the townhouses were all sold up in less than 10 days. The construction has already started and ZUNI will be completed by July 2011.
Located just a few minutes from downtown Montreal, Evolo is a 30-storey building valued at 115 million dollars. Boasting a sleek modern architecture, it is the result of a partnership between architect Jean-Pierre Bart, who designed Le Vistal Proment's first green residential high rises, and Lemay Michaud, a company known as much for its high-quality architecture as for its interior design.
"The fruit of their work is breathtaking", said Samuel Gewurz, President of Proment Corporation. "Evolo will provide immaculately-designed condos and communal areas that all feature expansive windows for optimal natural lighting and panoramic views onto the river and downtown Montreal."
The size of the 270 apartments will range from 65 to 156 square meters (700 to 1,680 square feet) and also additional more spacious apartments and penthouses on the upper floors. The complex will include a well-equipped gym in a very unique environment, an indoor swimming pool with spa, a lounge, and a reception room with private dining room. Outside, the building will be surrounded by verdant landscaped gardens created by the landscape architect firm of Projet Paysage. Situated on the river bank, these gardens will include small enclosed areas with living room style seating and water features. The project will be completed with 16 very contemporary high designed townhouses.
Prices for the Evolo condominiums will begin at $250,000, including an indoor parking, storage space and taxes. The 16 townhouses outside the Evolo complex will be put on sale at a later date.
Making a high-quality investment
Pointe-Nord is one of 24 Canadian LEED ND projects (Leadership in Energy and Environmental Design for Neighbourhood Developments). As such, Evolo has been designed to green specifications and is aiming to receive the prestigious LEED certification bestowed on ecological buildings. The building will include several green features such as: high-performance equipment to save energy and reduce consumption, geothermal and passive solar energy, materials with high recycled and regional content, and features that limit the waste of freshwater and more. Owners will therefore benefit from significant energy savings, as well as living in a cleaner and healthier environment.
Furthermore, the overall vision of Pointe-Nord is to create a walking community with local amenities, such as restaurants, shops, boutiques and recreational areas all a stone throw away. As the new urban village on Nuns' Island, Pointe-Nord seamlessly combines easy neighborhood living with urbanity. Bixi bicycle stations have already been installed, and bike parking is planned for each building in order to encourage residents to use local bike paths. As well as leading to downtown Montreal, these bike paths will give access to one of three new parks that will be created by the borough of Verdun. The plaza park, next to the river at the heart of Pointe-Nord, will include a chalet offering panoramic views of the river, and a floating dock for a range of water activities.
